  • What will it cost to have Ruzycki Real Estate work for me when I buy?

    There is no additional cost for a home buyer to benefit from Ruzycki Real Estate’s extensive real estate experience and knowledge. The compensation that a buyer’s realtor receives, in a traditional agent/buyer relationship, comes from the home seller’s proceeds.

  • When should a Bank or Mortgage Broker be consulted?

    If you need a mortgage to buy your home, one of your first calls should be to your financial institution. They will pre-qualify your home mortgage for you. You can then view homes with confidence knowing you are looking at homes in the right price range. When you have an idea of what you are looking for, Ruzycki Real Estate will provide you with all the current information on homes for sale and will always be available by phone or email if you have anything that you are unsure about.

  • What costs are involved when buying a home?

    There are costs to prepare for when buying a home. Firstly, there is the deposit provided with an offer. This can be anywhere from $5,000-$50,000 depending on the listing. This amount is provided when your offer is accepted and then held until the closing date at which time it becomes part of your down payment.

    Your downpayment is a minimum of 5% of the purchase price (this amount may vary so please speak to your bank to verify). This is what you need to have available to provide on your closing date. This is part of  your purchase price. 

    Outside of the deposit and downpayment, you will be responsible for a standard legal fee plus HST and any disbursements your lawyer will make on your behalf. As the buyer you are required to pay Land Transfer Tax which is based on the value of the property. There is a rebate of the Land Transfer Tax if you are a first time home buyer (See links below for details). There may also be registration fee.

    On average, independent of your down payment, you should budget between 2.00% to 2.5% of the value of the property to cover the above costs. These fees are dependent upon the complexity of the real estate transaction. There are a number of tax credits & rebates for first time home buyers & energy updates – see the links below to make sure you take advantage of all that is available to you. The buyer does not pay real estate commission in a standard real estate transaction.

  • Can I go to open houses without my agent?

    Absolutely. Of course you can visit open houses without us, however, it is important to let the open house agent know that you are working with an agent already.

  • How do I get information on homes for sale?

    When you work with Ruzycki Real Estate to find your home, you will be kept informed regularly of all homes within your price range and specifications. You can get a jump on other buyers and find out about new listings at the same time as the real estate agents and often before they are advertised! Contact us and we will arrange for you to be notified immediately of all new real estate listings, by all real estate companies, as soon as they are on the Real Estate Board computer (MLS).

  • What if I find a property on my own?

    Give Ruzycki Real Estate a call/text or send an email to make sure that your interests are protected. We can provide you with all of the property details and can schedule a viewing at your convenience. You don’t need to contact the listing agent and should not contact the homeowner directly if the property is listed for sale through a company. Having the address or MLS number can be helpful and will assist us in gathering information for you.
